About Homefront Property Buyers
We are a veteran-owned company that buys houses from people who need to sell on their own timeline. We treat every seller the way we would want a family member treated.
Why we do this
Selling a house the traditional way means repairs, staging, showings, agent commissions, and months of waiting. If you are dealing with a deployment, a missed payment, a death in the family, or a house that is falling apart, you do not have months.
We started Homefront to give sellers a faster, simpler way out. We pay cash or take over the existing loan, we explain every step in plain English, and we never ask you to decide on the spot.
You should leave every conversation with us knowing more than when you started, whether you sell to us or not.
What you can expect
Honest numbers
We show you how we reached our offer. If another route would put more money in your pocket, we will say so.
No hidden fees
No commissions. No fees to you for the offer. Closing costs are spelled out in writing before you sign anything.
Your timeline
Need to close in a week? Need 60 days to move? Either works.
Respect
Hard situations are not embarrassing. We have seen them all, and we do not judge.
Proudly veteran-owned
Homefront is a veteran-owned business, so we know firsthand how orders, a move, or a tight deadline can upend your plans. Service members often sell under tight deadlines: orders, a PCS move, a VA loan that no longer fits, or a transition back to civilian life. We make time to explain how VA loans, entitlement, and release of liability work, and we encourage you to talk with your loan servicer and an attorney before you decide.

Veterans and active-duty families

How it works
Four steps from first call to closing. You stay in control the whole time.
Tell us about the property
Call or fill out the form. We ask about the address, condition, and what you owe, if anything.
We review and run the numbers
We look at the home, the neighborhood, and your loan. Sometimes a short visit or photos are all we need.
You get a written offer and options
We explain cash versus Subject-To, what each means for you, and what you would walk away with.
Close on your date
A title company or attorney handles the paperwork. You get paid at closing, or your loan is handled as agreed in writing.
Cash sale or Subject-To?
A cash sale pays off your loan at closing and puts any remaining equity in your hands. A Subject-To deal transfers the property to us while your existing mortgage stays in place and we make the payments. Here is the difference at a glance.
The right choice depends on how much you owe, your loan type, and what you need next.
| Quick cash sale | Subject-To | Listing with an agent | |
|---|---|---|---|
| Speed | 7 to 14 days is common | Often 2 to 4 weeks | Typically 60 to 120 days |
| Repairs | None. Sold as-is | None. Sold as-is | Often required to get a good price |
| Fees to you | No commissions | No commissions | Agent commission plus closing costs |
| Your mortgage | Paid off at closing | Stays in your name; we make the payments | Paid off at closing |
| Best when | You have equity or just need out fast | You owe close to the home's value and want to stop the payments | The home is in great shape and you have time |
| Main risk | Price may be below full retail | The lender could call the loan due. See our Q&A | Deals can fall through, and the wait is long |
Timelines are typical, not guaranteed. Every deal depends on title, lender, and local requirements.
Questions & answers
Straight answers about selling for cash, Subject-To deals, and what happens to your loan. Do not see your question? Ask below.
Selling for cash
How fast can you close?
Many cash sales close in 7 to 14 days once title is clear. If you need more time, we can close later. You choose the date.
Do I need to fix or clean the house?
No. We buy houses as-is, including ones with damage, clutter, or deferred maintenance. Take what you want and leave the rest.
Are there fees or commissions?
You do not pay us a commission or a fee for the offer. Normal closing costs, such as title and recording, are shown to you in writing before you agree to anything.
Why is a cash offer sometimes lower than a retail listing?
We take on the repairs, holding costs, and risk, and we save you months of waiting and commissions. We show you how we got our number. If listing would net you more, we will tell you.
Am I obligated to accept your offer?
No. There is no cost and no obligation. Take your time and compare it to other options.
Subject-To
What does "Subject-To" mean?
"Subject to the existing mortgage" means we buy the property and take title, while your current loan stays in place. We make the monthly payments. The loan is not paid off at closing and typically remains in your name until it is paid or refinanced.
Is it legal?
Yes, transferring a property subject to an existing loan is legal. Most mortgages contain a "due-on-sale" clause that lets the lender demand full repayment if the property is transferred. Lenders do not always do this, especially when payments are current, but they can.
What is the due-on-sale clause risk?
If a lender chooses to call the loan due, the balance would need to be paid or refinanced. We plan for that with you before closing, and we recommend you review the risk with a real estate attorney of your choice.
Will my credit be affected?
Because the loan stays in your name, the payment history can still show on your credit report. That is why we put payment terms, proof of payment, and insurance requirements in writing. Ask us how we handle this.
Can I do Subject-To with a VA or FHA loan?
Government-backed loans have their own rules on assumptions, release of liability, and entitlement. For VA loans in particular, how your entitlement is handled matters for any future VA purchase. We will walk through it and encourage you to confirm details with your servicer.
Financing
What kind of financing do you offer?
We offer flexible, quality financing options, such as payment terms for sellers who prefer monthly income over a lump sum, and owner-financed options for buyers who have a hard time qualifying at a bank. The right fit depends on your goals, and we explain every term in writing.
Are there hidden fees or surprise balloon payments?
No surprises. Rates, payment amounts, fees, and any balloon date are shown in writing before you agree, and we encourage you to have an attorney review them.
Does financing work for veterans?
Yes. We are a veteran-owned company, and we can talk through VA loan questions, your entitlement, and which options protect you best. Contact us to go over your situation.
Veterans and distressed owners
Are you a veteran-owned business?
Yes. Homefront is owned and operated by a veteran. That is why we take extra care with service members and veterans, including VA loan questions, tight move dates, and sellers working from far away.
I am active duty with PCS orders. Can you work with my schedule?
Yes. We can often work remotely, coordinate with a spouse or power of attorney, and close around your report date.
I am behind on my mortgage. Is it too late?
Usually not, but timing matters. The sooner you call, the more options you have. If a foreclosure sale date is set, tell us right away.
I owe more than the house is worth. Can you still help?
Sometimes. Depending on your lender and the numbers, options may include a Subject-To transfer or working with your lender on a short sale. We will tell you honestly what is realistic.
I inherited a house and live far away. What do I do?
We can help with vacant, inherited, and probate properties, often without you traveling. We work with your attorney or the estate's representative.
